Seascape Designs Details

This home design was a collaboration between owner and builder. The clients parents had purchased an energy efficient designed home built by Seascape Designs. After staying in this home they decided to use similar materials and the same builder to construct their new home.

The design is like an H, and has three separate living zones. At one end is the parents retreat, the central area is the kitchen and open living with the other end being the kids area. With both southern & northern courtyard outdoor living areas offering comfortable outdoor living to suit the seasonal weather patterns.  Built in our standard form of construction, slab with H2 plantation pine timber frames, similar renewable plantation roof timbers and Colorbond roofing.  The design consists of 4 separate skillion roof sections to create an interesting visual look from the street.

The house cladding was a mix of Surfmist colorbond horizontal cladding and Builditeco Thermawall plus foam cladding, rendered with a Dulux acrylic textured finish. The highlight windows on the north side absorb the winter sun and the highlight windows on the south flows in the summer sea breeze to help cool the house down.

Bed’s 1, 2 & 3 at the other end all have floor to ceiling sliding doors which allows the winter sun into the bedroom. The sun also hits a natural stone border tile which absorbs the heat during the day and releases heat in the evening thus reducing the need for heating during winter.

Ceiling fans were used in all bedrooms and living areas which also reduces the need to use energy consuming air conditioning and heating. The house has a feature stone entry and a central stone feature internal garden. The garden helps bring healthy air to inside living for clients and the internal stone walls also catches the winter sun through northern highlight windows, which heats up the solid thermal mass wall during the day releasing the heat at night. When the outside temperatures get down to 5-10C the inside maintains a consent 18-24C all winter.

The Thermawall plus foam cladding along with off cuts inside the timber frame help give an impressive R 5.0 insulation rating  also Air-Cell external insulation bubble wrap foil under the colorbond cladding along with R2.5 Earth wool insulation in the wall frame also gives a R5.0 insulation rating. The roof has R2.5 Air-Cell under the colorbond roof which is also a light colour, helping reflect heat from the building plus using R3.5 Earth wool ceiling batts between the rafters to give a total of R6.0

Insulation rating in the roof & ceiling. Having excellent insulation in the walls & roof is imperative to maintaining consistent balanced temperatures all year round.

This Green Home will save thousands each year on energy bills. This house has solar power to run everything during the day for free.

There are two grey water units, one for the ensuite & bathroom and one for the laundry. These units recycle waste water back into the gardens.  The clients have installed water tanks around the entire house and back shed to be self-reliant on water, using all their recycled rainwater in the house. An energy efficient Quantum Heat pump supplies Hot water to the home also reducing energy consumption costs.

Seascape Designs had 3 separate site bins for recycling, a normal skip bin and a recycling pile for the public. Recycling all concrete, pavers, tiles and stone hard waste into soak wells incorporated around the property.   All metal & timber was sent to recycle depo or local community groups.
