Second Storey Addition
This is a second storey addition consisting of 3 bedrooms, a bathroom, a lounge area and attic storage.
Constructed using 120mm timber frame throughout with cavity trim over aircell insulation and R 2.5 wall batts. The large timber roof was constructed using LVL’s with roof paper wrap and insulation to achieve a high R value.
This build was conducted inside the existing roof space for the first 2 months as it was constructed in the middle of winter. Built over a period of 6 months it has created a space for growing children to grow into.
Full width triangle windows to the front of the property offer uninterrupted views over the parkland below, whilst the rear facing bedroom enjoys views over the pool. Velux windows flood light through to the lounge, stairwell and below.
The bathroom is finished in floor to ceiling tiles throughout with custom built in glass shelving and brushed aluminum trims around doors and window. It also features a custom vanity with built in laundry shoot and stone bench top
